Celina Population Surges as Insurance Costs Rise

US Census data confirms Celina is the fastest-growing US city over 20,000 people, but rising hail-related insurance premiums are emerging as a new financial factor for residents.

Celina, Texas, has become the fastest-growing municipality in the United States with a population exceeding 20,000, according to US Census Bureau data released in May 2026. The city’s population expanded from approximately 16,700 in 2020 to more than 64,000 today, representing a nearly fourfold increase over five years. This rapid expansion results in roughly 800 new residents moving to the area each month.

The growth is part of a broader demographic shift within Collin County, which is home to four of the five fastest-growing cities in the nation. Alongside Celina, the cities of Princeton, Melissa, and Anna have also seen significant population increases. This northward migration is largely driven by buyers seeking new construction and strong school districts at prices lower than those in neighboring Frisco and Plano. While the median home price in Frisco exceeds $685,000, Celina’s median new construction price stands at approximately $520,000, a figure that dropped 22 percent over the past year as supply increased.

Economic factors beyond housing affordability are also influencing the region. The construction of semiconductor manufacturing facilities in Sherman, located about 20 miles north of Celina, has added high-paying jobs to the area. This industrial growth has increased housing demand in communities that previously had limited real estate profiles. Consequently, Celina’s median household income reached $170,894 in 2024.

However, the rapid development has introduced new financial considerations for homeowners, particularly regarding property insurance. Collin County is situated in a region prone to severe weather, recording more than 80 hail events in 2025 alone. Hailstorms that originate over the Dallas-Fort Worth metroplex often track northeast through the geography where Celina and Princeton are located.

These weather patterns significantly impact insurance costs. While the Texas statewide average for homeowners insurance is approximately $2,640 annually, premiums in Collin County typically range from $3,200 to $4,500 per year. The final cost depends on the home’s size, age, construction type, and deductible structure. Many new residents are finding these rates higher than expected, particularly because Texas insurers often apply separate percentage deductibles for hail damage.

The intensity of the growth in neighboring Princeton has also prompted local policy changes. Princeton experienced a 30.6 percent population increase between 2023 and 2024, leading officials to impose a development moratorium to allow infrastructure to catch up. Texas state lawmakers subsequently passed legislation limiting how cities can utilize such tools.

Details regarding specific future insurance rate adjustments or long-term demographic projections for the area are not yet clear.
