Two more buildings are planned for Preston Corner, the retail development on South Preston Road in Celina, state records show. Both were registered Monday, Nov. 2, in the accessibility database kept by the Texas Department of Licensing and Regulation (TDLR).
One is an 11,281-square-foot shell building at 4440 S. Preston Road that the filing describes as space for a small grocery store. Its estimated cost is $3,045,870. The other, next door at 4430 S. Preston Road, is a 10,450-square-foot shell for an event center, estimated at $2,821,500.
Both list Prefrocell LLC, which gives a Frisco mailing address, as the owner, and both show the same schedule: a start on Dec. 20 and completion on May 20, 2027. Neither filing names a tenant or a design firm, so the grocer and the event center operator have not been identified publicly. The projects are privately funded, the registrations say.
A string of filings
The new buildings are labeled Building 3 and Building 4. State records show a steady run of Preston Corner registrations over the past year:
- Lot 2, a 13,635-square-foot retail and office building at 4400 S. Preston Road, estimated at $1.7 million, filed in November 2025.
- Lots 10 and 11, each estimated at $1.7 million, filed in January.
- Retail Buildings 1 and 2, each estimated at $1,616,700, filed in May. Building 1, a 10,070-square-foot shell also owned by Prefrocell, lists completion in May 2027.
- Lots 5 and 9, shells of 8,207 and 10,091 square feet at $1.5 million and $1.75 million, filed in August under a different owner, PF20 Development LLC of Irving.
The state registration is a required step for accessibility review of commercial construction. It does not mean building permits have been issued, and dates and costs in the filings often change as projects move ahead.
