Celina to hear three-acre commercial rezoning request on KC Robinson Lane

The Oct. 13 proposal for 1010 KC Robinson includes rear outdoor storage screened from neighbors and public view, with bay doors behind masonry walls.

A proposal to replace agricultural zoning with a commercial development district on three acres along KC Robinson Lane goes before the Celina City Council on Tuesday, Oct. 13.

The request for 1010 KC Robinson would allow Commercial, Office and Retail base zoning under a planned-development district with modified standards. The site is inside Celina, east of KC Robinson Lane and about 700 feet south of Sunset Boulevard.

For nearby residents, the proposed layout includes an important detail: outdoor storage would sit at the back of the property and be screened from public view and neighboring properties. Commercial buildings would have rear bay doors behind masonry walls, according to the city’s staff report.

The report says the application includes a concept plan and colored building elevations. Staff supports the request, saying it fits the Future Land Use Plan and would meet city building-design and storage-screening requirements.

The Planning and Zoning Commission recommended approval 5–0 at its September meeting. The staff report says one resident asked about the timing of area roadways during that hearing; it does not provide a road-construction schedule.

Tuesday’s item is a zoning hearing and potential council action. The proposal has not yet received the council decision scheduled on this agenda, and the documents do not announce a business opening.
