Celina and Princeton have emerged as top growth leaders in Texas, according to recent U.S. Census figures covering July 2024 through July 2025. While the state added 391,243 residents during that period, these two Collin County communities saw exceptional expansion rates.
Celina recorded a 24.6% population increase, reaching 64,427 residents. This surge follows a 285% rise since the 2020 Census. Factors driving this growth include median household incomes of $170,894 and strong school district reputations. The city issued over 15,000 single-family home permits between 2010 and June 2024.
Princeton experienced an 18.1% population jump, ranking third nationally. Most newcomers relocated from within Collin County and the broader Dallas-Fort Worth area. Lower housing costs, with typical home values around $325,000 compared to higher prices in neighboring cities, attracted buyers. The city previously implemented a development pause to address infrastructure concerns, though state lawmakers later intervened regarding that moratorium.
