The Fields West development, situated along the Dallas North Tollway in Frisco, is now 75 percent pre-leased, with 44 leases signed, according to The Karahan Companies. This significant milestone was announced in late July, highlighting the growing interest in the area.
Seven new tenants were confirmed in the latest announcement, including Boll & Branch, Evereve, Flower Child, Lululemon, SusieCakes, Tecovas, and Warby Parker. Fehmi Karahan, the developer, emphasized the importance of this progress, noting the positive growth in North Texas.
The development encompasses plans for 360,000 square feet dedicated to retail, dining, and entertainment, alongside 350,000 square feet for office space. Additionally, Columbus Realty Partners is set to construct 1,150 urban residences, and a luxury boutique hotel is also in the works.
The retail section will feature Bloomie's, a smaller-format store from Bloomingdale's, and Mastro's Steakhouse, which will mark its first location in the Dallas-Fort Worth area. Other signed tenants include Sephora, Williams Sonoma, Crate and Barrel, Pottery Barn, Arhaus, Design Within Reach, Alo Yoga, Kendra Scott, Breitling, Omega, TravisMathew, Mizzen+Main, Johnnie-O, Gorjana, Markham Fine Jewelers, Solidcore, Face Foundrie, Everything But Water, and Texas Capital Bank.
On the dining front, notable establishments such as North Italia, Shake Shack, Sixty Vines, Sweetgreen, Starbucks, Nando's, Mexican Sugar, Culinary Dropout, Maman, La La Land Kind Cafe, Green Point Seafood, Amorino Gelato, Claremont, Tommy Bahama Marlin Bar, and a sushi concept from Front Burner Society will be part of the offerings.
Fields West is located at the heart of Fields, a vast 2,545-acre master-planned community in north Frisco, situated between US-380 and Panther Creek Parkway. The broader Fields development is approved for a total of 11 million square feet of corporate office space, one million square feet for retail and entertainment, 5,000 single-family homes, 8,500 urban residences, and 1,000 student residences.
Key attractions nearby include the PGA of America headquarters, which features two championship golf courses, and the Omni PGA Frisco Resort. Universal is also developing a theme park aimed at younger children in the vicinity, set to open in 2026, along with extensive trails and parks.
